{"id":4832,"date":"2024-08-06T10:44:28","date_gmt":"2024-08-06T09:44:28","guid":{"rendered":"https:\/\/oreillystewart.com\/?p=4832"},"modified":"2024-08-06T10:44:28","modified_gmt":"2024-08-06T09:44:28","slug":"new-landlord-regulations-for-smoke-heat-and-carbon-monoxide-alarms","status":"publish","type":"post","link":"https:\/\/oreillystewart.com\/new-landlord-regulations-for-smoke-heat-and-carbon-monoxide-alarms\/","title":{"rendered":"New Landlord Regulations for Smoke, Heat and Carbon Monoxide Alarms"},"content":{"rendered":"<p>In May of this year, there were several changes made to Section 8 of the Private<br \/>\nTenancies Act (NI) 2022 in the aim to ensure all tenants&#8217; safety and to reduce<br \/>\ndamage in private rental properties.<br \/>\nLandlords must now meet all the following requirements.<br \/>\n(1) Smoke alarms are to be fitted in the main room and in all circulation spaces on<br \/>\nevery floor<br \/>\n(2) Every kitchen must have a heat alarm<br \/>\n(3) Carbon monoxide alarms must be installed in any space where there is a fire<br \/>\ncombustion appliance or flue (including any rooms where flues pass through)<br \/>\n(4) All smoke &amp; heat alarms must be connected and interlinked so they all sound<br \/>\nwhen one is triggered with the exception to Carbon Monoxide alarms.<br \/>\nLandlords of new tenancies starting after the 1st September 2024 must be vigilant<br \/>\nwith the above changes as their deadline for compliance is the day that the Tenancy<br \/>\nbegins.<br \/>\nExisting tenancies which started before September 2024 have until the 1st December<br \/>\n2024 to make any alterations.<br \/>\nIt is important to note that even if a property may currently have all the correct alarms<br \/>\nin the correct spaces inside the property, it is crucial that they should all be<br \/>\ninterlinked and so replacements to current alarms may be necessary.<br \/>\nAfter a landlord has installed the alarms and has tested them, it is up to the tenants<br \/>\nto test them weekly so that the onus lies with both parties.<br \/>\nFocusing on the cost implications that these new regulations will have, the<br \/>\nDepartment for Communities has updated the Regulatory Impact Assessment to<br \/>\nreflect an increase in alarm costs for a standard 3 bedroom to be approximately<br \/>\n\u00a3200. Surveys can also be acquired for a relatively low figure for any Landlords<br \/>\nlooking confirmation of compliance.
