The temporary Stamp Duty Land Tax (SDLT) changes are welcome news for the housing market, assisting purchasers to either get on or move further up the property ladder and those planning to purchase an investment property in the near future.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>RESIDENTIAL RATES<\/strong><\/p>\n<p>For a temporary period, property purchasers in Northern Ireland up to the value of \u00a3500,000 will now not have to pay Stamp Duty. The Stamp Duty holiday is applicable for all purchases of residential property that complete in Northern Ireland between 8 July 2020 to 31 March 2021.<\/p>\n<p>&nbsp;<\/p>\n<p>The reduced rates are outlined below.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Property value\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 SDLT rate<\/strong><\/p>\n<p>Up to \u00a3500,000\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Zero<\/p>\n<p>The next \u00a3425,000 (from \u00a3500,001 to \u00a3925,000)\u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 5%<\/p>\n<p>The next \u00a3575,000 (from \u00a3925,001 to \u00a31.5 million)\u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 10%<\/p>\n<p>The remaining amount (the portion above \u00a31.5 million)\u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 12%<\/p>\n<p>&nbsp;<\/p>\n<p>Prior to 8 July, those purchasing their first home for \u00a3300,000 or less were entitled to first time buyers\u2019 relief and therefore not required to pay SDLT.<\/p>\n<p>&nbsp;<\/p>\n<p>First time buyers will now benefit as a result of the reduced rates set out above as they can purchase a property up to the value of \u00a3500,000 without incurring Stamp Duty.
